The Renters’ Rights Act 2025
The Renters’ Rights Act is one of the most significant updates to private renting legislation in a generation. It introduces wide-ranging reforms covering tenancy structure, possession rules, rent processes, property standards, and new regulatory requirements.
The government’s stated aim is to support a private rented sector that provides:
- Greater security and stability for tenants
- Clearer rules and responsibilities for landlords
- A fairer and more consistent system overall
The Act received Royal Assent in October 2025 and will be implemented in three main phases beginning from 1 May 2026.
